New Construction Inspection in Fairfax

New Construction Inspection in Fairfax, Linn County, by Closer Look Inspectors. Fairfax is a fast-built Cedar Rapids commuter town of overwhelmingly post-2000 homes.

A new construction inspection gives a newly built home an independent review before your final walkthrough — because builders miss things, and an outside set of eyes catches them while the fix is still the builder's responsibility.

Local housing

Homes in Fairfax.

Fairfax housing runs to overwhelmingly post-2000 construction, after growth of roughly 139 percent from 2000 to 2010 and a further third by 2020, across the small original 1863 core and the large newer subdivisions built out around it, on gently rolling Iowan Surface ground southwest of Cedar Rapids on the US-151 corridor — and that mix shapes what a new construction inspection here needs to find.

Local conditions in Fairfax

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Fairfax home. Fairfax sits in Linn County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Fairfax-area homes face.

Questions

Common questions.

Why inspect a brand-new home?
Even new homes carry defects — flashing, grading and rushed finish work are common. Catch them before you close.
When should it happen?
Before your final walkthrough, so the items land on the builder's punch list.
What goes wrong in newer Fairfax homes?
Workmanship, not age. Fairfax grew about 139 percent from 2000 to 2010 and another third by 2020, so most of what sells here was built fast in a hot market, and the defects run to the same short list: final grading left pitched toward the foundation, backfill still settling against basement walls, attic insulation shallow or pushed away from the eaves, bath and range fans venting into the attic instead of outdoors, deck ledgers under-flashed. The small 1863 original core is another matter, where older wiring, foundations and sewer laterals are the focus.
