New Construction Inspection in Montour

New Construction Inspection in Montour, Tama County, by Closer Look Inspectors. Montour is an Indian Creek village of older homes between Montezuma and Marshalltown.

A new construction inspection gives a newly built home an independent review before your final walkthrough — because builders miss things, and an outside set of eyes catches them while the fix is still the builder's responsibility.

Local housing

Homes in Montour.

Montour housing runs to older village homes going back to the 1860s and 1870s founding, updated in layers rather than all at once, across the village core and the ground along Indian Creek toward the Iowa River, on Indian Creek valley ground near the Iowa River, on the northern edge of the Southern Iowa Drift Plain — and that mix shapes what a new construction inspection here needs to find.

Local conditions in Montour

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Montour home. Montour sits in Tama County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Montour-area homes face.

Questions

Common questions.

Why inspect a brand-new home?
Even new homes carry defects — flashing, grading and rushed finish work are common. Catch them before you close.
When should it happen?
Before your final walkthrough, so the items land on the builder's punch list.
What do you check on the low ground along Indian Creek in Montour?
Water, first. Montour was founded in 1863 on Indian Creek near the Iowa River, so the lower lots sit on creek-valley alluvium — layered sand, silt and clay that carries a higher water table than the ground uphill. On those properties, basements and crawlspaces are worth reading for staining, efflorescence, rust lines and past repair, along with sump performance and discharge, and whether finished basement walls are hiding something. Then the house gets the full older-home read: panel, wiring, supply lines, drain stacks, chimney and roof, dated as precisely as the evidence allows.
