11-Month Warranty Inspection in Montour

11-Month Warranty Inspection in Montour, Tama County, by Closer Look Inspectors. Montour is an Indian Creek village of older homes between Montezuma and Marshalltown, and we calibrate every visit to that.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Tuned to Montour.

Montour housing runs to older village homes going back to the 1860s and 1870s founding, updated in layers rather than all at once, across the village core and the ground along Indian Creek toward the Iowa River, on Indian Creek valley ground near the Iowa River, on the northern edge of the Southern Iowa Drift Plain — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Montour

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Montour home. Montour sits in Tama County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Montour visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
What do you check on the low ground along Indian Creek in Montour?
Water, first. Montour was founded in 1863 on Indian Creek near the Iowa River, so the lower lots sit on creek-valley alluvium — layered sand, silt and clay that carries a higher water table than the ground uphill. On those properties we read basements and crawlspaces for staining, efflorescence, rust lines and past repair, check sump performance and discharge, and look at whether finished basement walls are hiding something. Then the house gets the full older-home read: panel, wiring, supply lines, drain stacks, chimney and roof, dated as precisely as the evidence allows.
