Plumbing Inspection in Bertram

Plumbing Inspection in Bertram, Linn County, by Closer Look Inspectors. Bertram is a small 1858 rail-side Cedar Rapids bedroom community of older homes.

A plumbing inspection covers a home's supply and drain systems, the water heater and its safety valve, fixtures, shutoffs and water pressure — flagging dated pipe materials and tank corrosion before they fail.

Local housing

Homes in Bertram.

Bertram housing runs to older homes dating from the 1858 layout and the 1859 arrival of the railroad, in a small and slightly shrinking stock, across the small original plat along the rail line and the surrounding Linn County ground, on Iowan Surface ground on the southeast side of Cedar Rapids, gently rolling with long slopes — and that mix shapes what a plumbing inspection here needs to find.

Local conditions in Bertram

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Bertram home. Bertram sits in Linn County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Bertram-area homes face.

Questions

Common questions.

What plumbing problems are typical?
Aging and rusted water heaters, missing TPR discharge lines, corroded shutoff valves and slow fixture leaks.
Do you check water pressure?
Yes — functional flow and pressure at the fixtures are part of the inspection.
Do older homes near the tracks in Bertram need anything special?
They need the basics read carefully, because there are not many of them. Bertram was laid out in 1858 with rail completed through in 1859 and carries roughly a hundred and fourteen housing units, so each sale is its own case rather than one of a pattern. In stock this old we expect original or partially replaced wiring, galvanized supply lines somewhere in the run, chimneys built for appliances long gone, and clay sewer laterals under mature trees — which is why a sewer scope is one of the add-ons we recommend most on streets like these.
