A century-old Victorian, Craftsman or four-square in Saint Paul or Minneapolis is a different animal than a builder-grade subdivision house, and it deserves an inspector who knows the difference. Minnesota's capital city and its older neighborhoods hold one of the deepest stocks of pre-war housing in the Upper Midwest, and that history shows up in everything from the foundation to the wiring. We inspect these homes with an experienced eye for what their era built well and what it left behind.

Foundations, stone walls, and a century of settlement

Many of the oldest homes in the metro sit on rubble-stone or early poured foundations that have lived through a hundred Minnesota freeze-thaw cycles. We read the foundation for the difference between routine, long-settled cracking and active movement, and we look at how the lot grades away from the walls. Old basements were never built to stay dry the way modern ones are, so we document moisture history, efflorescence, and the drainage that drives it.

Older homes frequently carry the fingerprints of several electrical eras at once. Where the panel can be safely opened, we look inside and report what we find in plain language.

Boilers, radiators, and aging mechanical systems

Steam and hot-water boilers, original radiators, and tired ductwork are common in this housing stock. We report the age and condition of the heating system, look for the cracked heat exchangers older furnaces hide, and flag mechanicals that are simply near the end of a long service life so they land on your budget instead of surprising you in January.

Plaster, additions, and decades of remodeling

A home that has stood for a century has usually been remodeled more than once, and not every change was permitted or done well. We look at additions, finished attics and basements, and the places where old plaster meets newer drywall for the structural and moisture clues that tell us how the work was done.
