The postwar rambler and split-level are the backbone of the first-ring Twin Cities suburbs, from Roseville and Bloomington to Maplewood and Coon Rapids. These homes were built solidly for their era, but most are now fifty to seventy years old, and the systems inside them are reaching the age where things start to fail. We inspect them for exactly that: a sturdy shell that often hides original mechanicals and dated wiring.

Original mechanicals reaching the end of the line

A mid-century home that has never been substantially updated often still has an original or first-replacement furnace, water heater, and panel. We report the age and condition of each system, because a rambler can look move-in ready and still need several major replacements in the first few years of ownership.

Mid-century basements were not built with today's moisture detailing. We inspect for past water entry, efflorescence, and sump-pump reliability, and we trace moisture back to its usual source: grading and downspouts that send water toward the foundation instead of away from it.

Roofs, attics, and ice dams

The long, low roof runs typical of a rambler are prone to ice dams when the attic is under-insulated or poorly ventilated. We assess remaining roof life, check insulation depth and venting, and look for the staining that reveals a winter water problem.
