Radon Testing in Elk Run Heights

Radon Testing in Elk Run Heights, Black Hawk County, by Closer Look Inspectors. Elk Run Heights is a postwar Waterloo suburb incorporated in 1951.

Local housing

Homes in Elk Run Heights.

Elk Run Heights housing runs to postwar suburban housing built out after the town's 1951 incorporation, across the compact city — barely a square mile — of residential blocks between Waterloo and the Elk Run area, on Black Hawk County ground on the Iowan Surface near the Cedar River corridor, low relief with slow-draining flats — and that mix shapes what a radon testing here needs to find.

Local conditions in Elk Run Heights

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an Elk Run Heights home. Elk Run Heights sits in Black Hawk County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Elk Run Heights-area homes face.

Questions

Common questions.

Is radon really a concern in Iowa?
Yes. The Iowa Department of Natural Resources reports that more than two in five Iowa homes have radon levels that pose a significant health risk, and finished basements are where it concentrates.
How long does the test run?
A 48-hour minimum under closed-house conditions; the result is delivered with your inspection report.
What is the typical inspection finding in an Elk Run Heights house?
Second- and third-generation component failure. Elk Run Heights incorporated in 1951 as a Waterloo suburb on just over a square mile, so its housing is a fairly tight postwar band rather than a spread of eras. At that age nothing original survives untouched: furnaces, water heaters and air conditioning are on their second or third units, electrical services have been upgraded once, and roofs are on a later cycle. The question is whether those replacements were done correctly — venting, combustion air, condensate handling, and grounding and bonding at the newer panel — and whether the flat ground around the house drains away from it.
