Residential Inspection in Charter Oak

Residential Inspection in Charter Oak, Crawford County, by Closer Look Inspectors. Charter Oak is a Milwaukee Road railroad town on the East Soldier River, with homes from the 1890s through the postwar years, and we calibrate every visit to that.

Residential inspection is the heart of Closer Look — close to 95 percent of what we do across Minnesota and Iowa. It is the umbrella over every home service we offer, with specialty services available as add-ons: the full home inspection, buyer's and pre-listing reviews, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction and 11-month-warranty work, well-water testing and older-home evaluations — one trusted, buyer-side read on an Iowa house, photo-mapped and delivered within 24 hours.

Tuned to Charter Oak.

Charter Oak housing runs to late-1800s railroad-era houses along the old Milwaukee Road corridor, mixed with early-1900s farm-town homes and a scattering of postwar houses, across the compact townsite along the East Soldier River, the old rail corridor, and the school blocks, on loess-capped uplands of the Southern Iowa Drift Plain cut by the East Soldier River valley — and that mix shapes what a residential inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Charter Oak

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Charter Oak home. Charter Oak sits in Crawford County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Charter Oak visit to find.

Questions

Common questions.

What counts as a residential inspection?
Any owner-occupied or rental dwelling — single-family homes, townhomes, condos, duplexes and small multi-family up to four units. The full home inspection is the core, and radon, sewer scope, thermal imaging and the rest are available as add-ons when the property calls for them.
Is residential really most of your work?
Yes — roughly 95 percent of Closer Look inspections are residential. It is what we are built around, from century-old capital-city homes to brand-new metro subdivisions.
Which services can be added to a residential inspection?
Any of them: full home, buyer's, pre-listing, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction, 11-month warranty, well-water and older-home inspections. Specialty services are available as add-ons.
Does the East Soldier River matter when buying a house in Charter Oak?
It matters for any lot that sits low in the valley. Charter Oak grew up along the East Soldier River, and the Milwaukee Road came through in 1887, so the older blocks were laid out close to both the water and the tracks. We look at grade around the foundation, basement seepage lines, sump pump discharge and drain tile, and at old rail-town houses whose original stone or block foundations have moved. The town paved its first street in 1929, so many lots are older than their drainage. Crawford County is EPA Radon Zone 1, so a 48-hour radon test is a sensible add-on.
