Residential Inspection in Walford

Residential Inspection in Walford, Benton County, by Closer Look Inspectors. Walford is a Cedar Rapids-side town that quadrupled in the 1990s, so most of its houses are recent, and we calibrate every visit to that.

Residential inspection is the heart of Closer Look — close to 95 percent of what we do across Saint Paul, the Twin Cities and greater Iowa. It is the umbrella over every home service we offer, with specialty services available as add-ons: the full home inspection, buyer's and pre-listing reviews, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction and 11-month-warranty work, well-water testing and older-home evaluations — one trusted, buyer-side read on a Iowa house, photo-mapped and delivered within 24 hours.

Tuned to Walford.

Walford housing runs to overwhelmingly late-20th-century and newer — the town went from about 300 residents in 1990 to over 1,200 in 2000, so most of its roughly 500 housing units postdate that growth, across the subdivisions built through the 1990s and since, and the small original plat laid out as Terry in 1884 before the 1899 renaming, on Iowan Surface ground on the Benton-Linn line southwest of Cedar Rapids, mostly former farm ground with disturbed backfill around newer foundations — and that mix shapes what a residential inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Walford

Iowa runs no municipal time-of-sale inspection ordinance, which makes an independent inspection the only thorough, buyer-side read on a Walford home. Walford sits in Benton County, and Iowa has the highest average indoor radon level of any state — the Iowa DNR puts roughly five in ten Iowa homes above the 4.0 pCi/L action level, and Iowa sellers must disclose known radon results on the property disclosure. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Footings here are set below a frost line of roughly 36 to 42 inches, and that annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Walford visit to find.

Questions

Common questions.

What counts as a residential inspection?
Any owner-occupied or rental dwelling — single-family homes, townhomes, condos, duplexes and small multi-family up to four units. The full home inspection is the core, and radon, sewer scope, thermal imaging and the rest are available as add-ons when the property calls for them.
Is residential really most of your work?
Yes — roughly 95 percent of Closer Look inspections are residential. It is what we are built around, from century-old capital-city homes to brand-new metro subdivisions.
Which services can be added to a residential inspection?
Any of them: full home, buyer's, pre-listing, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction, 11-month warranty, well-water and older-home inspections. Specialty services are available as add-ons.
What do you find in a newer Walford house that buyers do not expect?
Grading and backfill, more often than anything mechanical. Walford grew more than 300 percent between 1990 and 2000, so most of its houses went up on former farm ground in a short window, and that means settled backfill against foundation walls, grade that was finished flat or pitched back toward the house, and downspouts discharging into the settled zone. Add the usual subdivision findings — attic insulation thin at the eaves, bath fans terminating in the attic, missing or disconnected duct runs, reverse-polarity outlets — and you have most of a report. The 1884 original plat is the exception; those few older houses get the full period read instead.
