Roof Inspection in Parnell

Roof Inspection in Parnell, Iowa County, by Closer Look Inspectors. Parnell is a small Irish-settled rail town whose buildings were physically moved to the tracks.

A roof inspection evaluates the covering, flashing, penetrations and drainage and gives an honest read on remaining service life — including the ice-dam wear and hail bruising Iowa weather leaves behind.

Local housing

Homes in Parnell.

Parnell housing runs to late-1800s and early-1900s frame homes dating from the town's 1884 relocation and its 1891 incorporation, with later infill, across the compact platted grid along the old Milwaukee line and the surrounding Iowa County farm ground, on loess-mantled till on the northern edge of the Southern Iowa Drift Plain, rolling enough that lots drain in different directions from the same block — and that mix shapes what a roof inspection here needs to find.

Local conditions in Parnell

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Parnell home. Parnell sits in Iowa County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Parnell-area homes face.

Questions

Common questions.

Do you walk the roof?
When the pitch, height and covering allow it safely; otherwise we assess from the eaves and a ladder and note the method used.
What roof problems show up here?
Aging shingles, failed flashing, hail damage and ice-dam wear at the eaves are the recurring findings.
Parnell's buildings were moved here — does that show up in an inspection?
Sometimes, yes. In 1884 the residents of Lytle City physically moved their buildings three miles west to reach the new Milwaukee Railroad line, and the town incorporated in 1891. A relocated structure carries seams an original one does not: sill plates that do not sit flat, floor framing that racked in transit and was shimmed afterward, masonry added under an older frame. The thing to watch is a mismatch between the age of the woodwork and the age of what holds it up. Beyond that it is a standard older-Iowa-town read — services dated precisely, clay laterals scoped, and a 48-hour radon test.
