Thermal Imaging in Douds

Thermal Imaging in Douds, Van Buren County, by Closer Look Inspectors. Douds is a Des Moines River village of older homes above a large underground limestone mine.

Infrared thermal imaging uses a calibrated thermal camera to surface hidden moisture, missing insulation and overheating electrical connections — available as an add-on or as a stand-alone thermal imaging inspection.

Local housing

Homes in Douds.

Douds housing runs to older frame homes, with the newer additions platted north of the railroad after the 1903 flood, across the original town between the Des Moines River and the tracks, and the additions platted uphill to the north, on Des Moines River alluvium on the low side, with a large underground limestone mine in the ground nearby — and that mix shapes what a thermal imaging here needs to find.

Local conditions in Douds

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Douds home. Douds sits in Van Buren County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Douds-area homes face.

Questions

Common questions.

Do you offer thermal imaging?
Yes. Infrared scanning is available as an add-on.
What does it actually find?
Moisture tracking behind finishes, gaps in insulation, and hot electrical connections that are invisible to the naked eye.
Why are parts of Douds uphill from the rest of the town?
Flooding decided it. The original town lay between the Des Moines River and the railroad, and after the 1903 flood new additions were platted north of the tracks on higher ground. A second flood in 1947 broke a dike at a stone quarry pit and put water over roughly fifteen acres. So which side of the tracks a house sits on changes what matters: below, it is past water in basements and crawlspaces, mechanical height and sump capability; above, it is ordinary older-home work. Douds also sits near one of Iowa's largest underground stone mines, which is limestone, not coal.
