Tuned to Lauderdale.

Lauderdale housing runs to older single-family houses and small apartment buildings, packed into a city of 0.42 sq. mi. with 1,215 housing units, across the blocks along Highway 280, the Luther Seminary edge, and the borders with Minneapolis, St. Paul, Roseville and Falcon Heights, on gently rolling glacial upland between Minneapolis and St. Paul — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Lauderdale

Lauderdale does not run a point-of-sale housing ordinance, which makes an independent inspection the only thorough, buyer-side read on the home. Lauderdale sits in Ramsey County, in EPA Radon Zone 1, and MDH reports more than two in five Minnesota homes have radon levels that pose a significant health risk. Finished basements concentrate radon, and only a 48-hour test tells you the number. Footings here must reach the 3-1/2-foot depth Minnesota Rules 1303.1600 set for the southern frost zone, and that annual freeze-thaw cycle is what drives the settlement cracks, frost heave and ice-dam wear we calibrate every Lauderdale visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Should I buy a Lauderdale duplex or small apartment building with a general home inspection?
A home inspection covers the visible condition of the building, and for small multi-unit properties we also walk each accessible unit when it is available. Expect us to note the number of meters and panels, heating and water heating setup, fire separation and egress, and any signs of moisture. Large or complex buildings may call for more specialized review, and we say so when that applies.
What is the biggest thing to check in a Lauderdale house, given how small and dense the city is?
Lauderdale is 0.42 sq. mi. with 1,215 housing units, and it was called Rose Hill before incorporating as a village in 1949. That density means a mix of older single-family houses and apartment buildings sharing lot lines and utility corridors. We check sewer service lines, which are often very old clay or cast iron, along with grading toward neighbors, shared or aged retaining walls, basement moisture, and electrical panels in houses that have been converted to rentals. Ramsey County is EPA Radon Zone 1.
