Residential Inspection in Lovilia

Residential Inspection in Lovilia, Monroe County, by Closer Look Inspectors. Lovilia is an 1853 Monroe County coal town of older homes above worked-out mine ground.

Residential inspection is the heart of Closer Look — close to 95 percent of what we do across Minnesota and Iowa. It is the umbrella over every home service we offer, with specialty services available as add-ons: the full home inspection, buyer's and pre-listing reviews, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction and 11-month-warranty work, well-water testing and older-home evaluations — one trusted, buyer-side read on an Iowa house, photo-mapped and delivered within 24 hours.

Homes in Lovilia.

Lovilia housing runs to early-1900s coal-era frame homes with postwar and later additions, across the town core laid out in 1853 and the country-mine ground around it, on loess-mantled drift-plain clay over Monroe County's historically heavily mined coal measures — and that mix shapes what a residential inspection here needs to find.

Local conditions in Lovilia

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Lovilia home. Lovilia sits in Monroe County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Lovilia-area homes face.

Questions

Common questions.

What counts as a residential inspection?
Any owner-occupied or rental dwelling — single-family homes, townhomes, condos, duplexes and small multi-family up to four units. The full home inspection is the core, and radon, sewer scope, thermal imaging and the rest are available as add-ons when the property calls for them.
Is residential really most of your work?
Yes — roughly 95 percent of Closer Look inspections are residential. It is what we are built around, from century-old capital-city homes to brand-new metro subdivisions.
Which services can be added to a residential inspection?
Any of them: full home, buyer's, pre-listing, radon, sewer scope, thermal imaging, mold and moisture, foundation, roof, HVAC, electrical, plumbing, new-construction, 11-month warranty, well-water and older-home inspections. Specialty services are available as add-ons.
Lovilia was a coal town — what does that mean for an inspection here?
It means the ground history is part of the picture. Monroe County carried some of Iowa's heaviest underground mining, with country mines working near Lovilia into the early 1900s; an O'Brien Mine dust explosion near town on March 30, 1953 killed two men. Iowa runs a subsidence program through the Mines and Minerals Bureau and the DNR publishes a mine map, so an address check is a sensible records step. Foundations are worth reading for differential movement and repeat-patched cracks, and a crack is not subsidence when ordinary clay shrink-swell explains it.
