Well Water Testing in Bowlus

Well water testing for homes on a private well across Minnesota. We collect the sample the right way and send it to an accredited laboratory for coliform bacteria and E. coli, nitrate, arsenic, lead, manganese, iron, hardness, pH, fluoride, sulfate and uranium. The Minnesota Department of Health recommends testing a private well for coliform bacteria every year, nitrate every other year, and arsenic and lead at least once. We also look at the visible wellhead, the pressure tank and the water treatment equipment during the home inspection.

Bowlus is a Soo Line lumber-and-clay town in southwest Morrison County, platted in 1907. Housing here runs to early-1900s houses from the Soo Line and lumber-town years, with mid-century and newer homes mixed in, across the village blocks around the church, the two cafes and the fire hall, and farm ground toward the Two River.

Questions

Common questions.

Who needs well water testing?
Any home on a private well, and above all when you are buying one. A private well is not regulated like a city water system, so the owner is responsible for knowing what is in the water. Testing before closing tells you whether the water needs treatment while you can still ask questions or negotiate.
What do you test for?
Our lab panel covers coliform bacteria and E. coli, nitrate, arsenic, lead, manganese, iron, hardness, pH, fluoride, sulfate and uranium. Bacteria and nitrate are the short-term health checks. Arsenic, lead, manganese and uranium are the ones you cannot see or taste. Iron, hardness, pH and sulfate explain staining, scale, odor and wear on plumbing and appliances.
How often should a well be tested?
The Minnesota Department of Health recommends coliform bacteria every year, nitrate every other year, and arsenic and lead at least once. Test again after flooding, after any work on the well, or if the taste, color or smell of the water changes.
Is well water testing part of the home inspection?
It is an add-on. Book it with the home inspection and we collect the sample the same visit, so the lab results arrive with time to act on them inside your inspection window.
How high is nitrate in Morrison County private wells?
In MDA's 2013-2016 testing, 10.8% of 1,104 wells in 11 townships were at or over 10 mg/L nitrate-nitrogen. Agram Township was 47.3%, Ripley 12.8%, Belle Prairie 11.5%, Elmdale 3.1%. Because it swings by township, we test nitrate on every well, and MDH says babies under six months are most at risk.
Bowlus once made brick, barrels and lumber — does that history show in the houses?
It can. Bowlus was platted in 1907 by the Soo Line, incorporated in 1908, and had a sawmill, lumberyard, barrel factory and a brick and tile company using clay along the Two River. Older houses can have brick or block foundations, heavy timber framing and additions from different eras. We check foundation cracks and moisture, old wiring, roof condition and chimneys. Morrison County is Frost Zone I and EPA Radon Zone 2, so we also look at footing depth on additions and recommend a radon test.
