11-Month Warranty Inspection in East Peru

11-Month Warranty Inspection in East Peru, Madison County, by Closer Look Inspectors. East Peru is a Madison County town that started with the 1887 railroad and is the birthplace of the Red Delicious apple.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Local housing

Homes in East Peru.

East Peru housing runs to houses from the 1887 railroad years and the early-1900s town, which peaked at 371 residents in 1910, with some mid-century homes and farmsteads, across the small railroad townsite and the farm ground and acreages around it, on loess-mantled hills of the Southern Iowa Drift Plain in Madison County — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in East Peru

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an East Peru home. East Peru sits in Madison County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that East Peru-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
East Peru lost two thirds of its 1910 population, so what does that mean for a house here?
More vacancy and more deferred work than a growing town. East Peru counted 371 people in 1910 and 115 in 2020, and it began with the railroad in 1887, so many houses have outlasted the town that built them. Empty houses often show frozen and split supply lines, dry traps, rodent entry, failed sump pumps and roofs no one has examined in years. We date the wiring, heating and plumbing, and check the foundation for movement. Iowa Code 455B.172 requires a septic inspection before transfer, and Madison County is EPA Radon Zone 1.
