Radon Testing in Union

Radon Testing in Union, Hardin County, by Closer Look Inspectors. Union is a small Hardin County farm town of older homes laid out in 1868.

Radon testing places an EPA-protocol continuous monitor on a home's lowest livable level to measure radon gas — and it matters across Iowa, where Iowa HHS reports 71.6 percent of homes above the action level — the largest percentage of any state.

Local housing

Homes in Union.

Union housing runs to late-1800s and early-1900s frame homes dating from the 1868 layout and the 1874 incorporation, with postwar additions, across the compact town grid and the Hardin County farm ground around it, on the transitional ground where the Iowan Surface meets the younger, flatter Des Moines Lobe till of north-central Iowa — flat, and slower to drain than it looks — and that mix shapes what a radon testing here needs to find.

Local conditions in Union

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an Union home. Union sits in Hardin County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Union-area homes face.

Questions

Common questions.

Is radon really a concern in Iowa?
Yes. The Iowa Department of Natural Resources reports that more than two in five Iowa homes have radon levels that pose a significant health risk, and finished basements are where it concentrates.
How long does the test run?
A 48-hour minimum under closed-house conditions; the result is delivered with your inspection report.
What should Union buyers know about the ground their foundation sits on?
That it holds water. Union is in Hardin County, on the transitional ground where the long, low-relief Iowan Surface meets the younger Des Moines Lobe till to the northwest — flat country, and till like that drains slowly. In practice that means grading, downspout discharge and sump performance carry more weight in the report than they would on a sloping southern-Iowa lot, because there is nowhere for the water to go except down against the wall. Staining, efflorescence and rust lines in the basement or crawlspace record past water, and a working sump pump with a discharge that carries water away from the house rather than back into the footing drain is the thing to confirm. Footings on newer work should sit below the frost depth the local building department requires.
