Well Water Testing in Greenfield

Well water testing for homes on a private well across Minnesota. We collect the sample the right way and send it to an accredited laboratory for coliform bacteria and E. coli, nitrate, arsenic, lead, manganese, iron, hardness, pH, fluoride, sulfate and uranium. The Minnesota Department of Health recommends testing a private well for coliform bacteria every year, nitrate every other year, and arsenic and lead at least once. We also look at the visible wellhead, the pressure tank and the water treatment equipment during the home inspection.

Greenfield is a Crow River township-turned-city of acreage homes and farmsteads on the Hennepin and Wright County line. Housing here runs to rural farmsteads and acreage homes, with houses of many ages built since the township became a city in 1958, across the Highway 55 corridor, the acreages along the Crow River, and the land around Lake Rebecca Park Reserve on the southwestern edge.

Well water in Hennepin County

Hennepin County has no MDA township nitrate report on the schedule page, so there is no county well percentage to cite. MDH says about 10 percent of Minnesota private wells have arsenic above 10 ug/L, with levels varying over short distances, and that shallow and sand-aquifer wells are most exposed to nitrate. Boiling does not remove nitrate; it concentrates it. MDH lists coliform yearly, nitrate every other year, and arsenic and lead at least once. We also test manganese, iron, hardness, pH, fluoride, sulfate and uranium.

Questions

Common questions.

Who needs well water testing?
Any home on a private well, and above all when you are buying one. A private well is not regulated like a city water system, so the owner is responsible for knowing what is in the water. Testing before closing tells you whether the water needs treatment while you can still ask questions or negotiate.
What do you test for?
Our lab panel covers coliform bacteria and E. coli, nitrate, arsenic, lead, manganese, iron, hardness, pH, fluoride, sulfate and uranium. Bacteria and nitrate are the short-term health checks. Arsenic, lead, manganese and uranium are the ones you cannot see or taste. Iron, hardness, pH and sulfate explain staining, scale, odor and wear on plumbing and appliances.
How often should a well be tested?
The Minnesota Department of Health recommends coliform bacteria every year, nitrate every other year, and arsenic and lead at least once. Test again after flooding, after any work on the well, or if the taste, color or smell of the water changes.
Is well water testing part of the home inspection?
It is an add-on. Book it with the home inspection and we collect the sample the same visit, so the lab results arrive with time to act on them inside your inspection window.
Do Hennepin County homes with private wells need arsenic testing?
MDH says about 10 percent of Minnesota private wells exceed 10 ug/L arsenic and that it can vary a lot between nearby wells, so it advises testing at least once. There is no Hennepin township nitrate report on MDA's schedule, so we test nitrate directly on an accredited lab report.
What should I know about wells and septic systems on a Greenfield acreage?
Greenfield is a large, rural-feeling city and Census data shows nearly all of its homes are owner-occupied. Many properties are acreages, and where a house is on a private well and septic system, those are the first items we test and document, alongside the pump, pressure tank, and drain field surface conditions. Greenfield was Greenwood Township until it became a city in 1958, so some homes and outbuildings predate modern codes. Add a radon test: more than two in five Minnesota homes test above 4.0 pCi/L.
