Mounds View's main commercial corridor is the one the city expects to redevelop, and a commercial property inspection helps a buyer, owner or lender judge the buildings along it. Mounds View Square, a 1974 shopping center, had about 40 percent of its space vacant when the city's study was done.

Mounds View Boulevard, the former Highway 10
Mounds View Boulevard, formerly the Anoka Cutoff, Trunk Highway 10 and County Road 10, runs diagonally through the city and, in the plan's words, defines the character of the community. It is a four-lane divided highway with a mix of uses from single-family residential to office-warehouse and auto-oriented retail. The plan says most development activity will occur through redevelopment, and the city expects most opportunities along this corridor. The city's 2024 Mounds View Boulevard corridor study identifies six existing vacant or business sites for further study for redevelopment or reinvestment.
Near Mounds View Boulevard and County Road H, the plan says the area currently consists of a mix of entertainment, hospitality and service-oriented businesses, and it says residential redevelopment will likely follow nearby as Rice Creek Commons develops. Auto-oriented retail and office-warehouse buildings tend to share large paved lots, flat roofs and rooftop equipment, so drainage, pavement and roof condition vary with how each owner has maintained a shared site.
A 1974 shopping center and a 1966 church site
The city's 2023 Mounds View Square Redevelopment Study describes a shopping center built in 1974 on 9.64 acres, with a 102,000-square-foot strip center building anchored by a grocery store. It reports about 44,000 square feet of vacant space, 40 percent of the total, and calls the older design with indoor corridors no longer conducive to businesses.
The same study profiles a church site: an 18,500-square-foot building constructed in 1966 on 6.42 acres, of which about three or more acres are wetland. A wetland on the site makes drainage and foundation moisture part of the property's story, and large worship spaces with classrooms and halls carry their own roof and mechanical histories.
A corporate campus, industrial nodes and multi-unit buildings
The plan says the industrial areas are clustered around freeway access points. It describes Medtronic's Mounds View campus, which opened in 2007, as including three office towers, a parking ramp and land for expansion, with 43 acres of wetland, floodplain and woods to its west. The plan also mentions the 128-unit Gray Stone Flats, at Mounds View Boulevard and County Road H2, listed as opening in fall 2021.
Large office towers and multi-unit buildings concentrate mechanical plants, roofs over occupied floors and electrical service in a few places. In mechanical plants and electrical rooms, thermal imaging can show overheating parts without shutting anything down, and on flat roofs it can show where moisture is trapped.
