A railroad town platted around a square

Windom's layout dates to 1871, when the village was platted by A.L. Beach, division engineer of the Sioux City and St. Paul Railroad. According to the city, plats for towns up and down the railroad right-of-way were laid out the same way, with a center square and businesses around it, but Windom was the only village that followed the plan.

The Cottonwood County Courthouse sits on the center of that public square. A National Register nomination form describes a building constructed in 1904 by Jacob B. Nelsen of Mankato, faced in buff-colored brick with pigmented mortar joints, with domes sheathed in metal. The city describes a downtown square with shopping, greenspace and dining.

Domes, parapets and masonry joints on a building like the courthouse take weather year-round, and the same is true of the cornices, parapets and storefront openings on the stores around the square. For a buyer, the age and alteration history of those details matter more than the paint.

River, lake and Highway 60

Windom lies along the Des Moines River and the west side of Cottonwood Lake. The city calls itself the county seat and a transportation hub for the region, and it sits on Minnesota Highway 60, a four-lane connection between Minneapolis-St. Paul and Omaha.

Buildings near a river and a lake raise the usual questions: groundwater, basement moisture, and how water leaves a roof and a lot after heavy rain.

Manufacturing, a hospital and a 160-acre industrial park

The city describes a diverse economy including agriculture, manufacturing, medical care and adult care facilities. Its community profile, which includes 2016 highlights, lists the Toro Company and Fast Global Solutions among manufacturing employers, and also a pork processing facility listed as operational in October 2016 and Windom Area Hospital. The city's success stories page says the Toro plant's products include snow throwers, commercial walk power mowers, zero-turn riding mowers and lawn and garden tractors.

The North Windom Industrial Park is described as a 160-acre light industrial park with sites for manufacturing, research centers, truck terminals, wholesale businesses and distribution centers. It has 12 lots ranging from 2.28 acres to 40 acres.

Manufacturing plants and food processing facilities bring large roofs, process equipment, refrigeration and heavy electrical service. Process plants run electrical gear that rarely sits idle, and heat is the usual early sign of trouble, which is why thermal imaging is common on panels, motors and bearings.
