How an older building has held up is the question a commercial property inspection answers for a Forest City buyer, owner or lender. The city's history page dates its courthouse to 1896 and its rail line to 1879, and Winnebago Industries takes its name from the river through town, so civic buildings and manufacturing space share one small city.

Commercial buildings in and around Forest City
A courthouse town that grew with the railroad
Forest City's history page says a new rail line between Minneapolis and St. Louis arrived in 1879, bringing newcomers from Sweden, Norway, Germany and Denmark. It says new schools, banks, churches, the formation of Waldorf University, electricity and the telephone turned Forest City into a county seat town, and notes that two large hotels were built. A new county courthouse was built in 1896, which the page says still stands in the center of town.
An older state site inventory form for the Winnebago County Courthouse lists construction in 1896 and says it is one of two courthouses designed by F.W. Kinney in the 1890s in the Victorian Romanesque style, the other being Hancock County's from 1890. Its notes on alterations list a remodeled interior, aluminum sash and main entrance doors, a lowered tower roof and added glass brick. Age and alteration history are different things, and a buyer or lender wants both documented.
Manufacturing in a small city
Winnebago Industries' own history says that in 1960 the company officially took the Winnebago name, after the river that flows through Forest City. The city's history page says local investors took over a failing out-of-town travel trailer factory and made it into the company. The city's About page points visitors to a Winnebago industrial tour alongside Waldorf University and Heritage Park of North Iowa.
Manufacturing space is a different kind of building from the courthouse square. Industrial plants combine large roof areas, heavy electrical service, ventilation systems and loading docks. Those are the assemblies where roof moisture and overheating connections turn into unwelcome surprises, and where thermal imaging gives a view that a visual walk-through cannot.
The airport, apartments and a newer hotel
Forest City is the county seat of Winnebago County and, as its About page puts it, is also uniquely situated within two counties, Winnebago and Hancock. The city's economic development page lists projects including Westown Apartments, the Prairieview subdivision and a new Cobblestone Hotel. The city lists the Forest City Municipal Airport, which offers flight training, aircraft rental and aircraft maintenance. Its history page also dates the formation of the Farmer's Cooperative to 1916.
Newer apartment and hotel projects sit alongside buildings that have served the town for generations. A buyer or lender comparing the two benefits from knowing what each roof, wall and mechanical system looks like today rather than relying on age alone. Aircraft maintenance buildings tend to add large doors and long roof spans to the list.
