A commercial property inspection in Mankato helps a buyer, owner or lender learn how an older river-town building has aged. A 1980 state historic properties inventory form describes brick cornices and altered storefronts on North Front Street, and the city's flood walls followed the 1965 flood that damaged sixty-two businesses.

Front Street's brick blocks in Old Town

Mankato's downtown grew along Front Street, parallel to the Minnesota River. The 1980 state inventory form for the North Front Street Commercial District says the business district reached a strip over 10 blocks long by the turn of the century, and that much of that strip was destroyed during urban renewal.

What remains is a row of late 19th and early 20th century commercial buildings, which a regional tourism guide counts as 17 brick buildings. Entries in the form describe two-story painted brick, patterned brick cornices with corbeling, arched second-story windows, and altered storefronts and window infill. Cornices, upper windows and altered storefronts are where age and past remodeling tend to show first, and a buyer, tenant or lender is better off knowing their state before signing.

Flood walls and a river-town water history

Mankato sits on two rivers, the Minnesota and the Blue Earth. The city's historic context study says the 1965 flood damaged sixty-two businesses, mostly up Mound Avenue and into the Minnesota and Poplar Streets area, and that the city then developed a system of earthen dykes and concrete walls along the river. The same study says subsequent flooding has been minimal, even in high water years.

Flood works shape the buildings beside them. The Union Depot's 1980 state inventory form notes a retaining wall built for flood control that partly hides how close the riverside station sits to the river, and a state highway project raised the grade of Highway 169 to the 100-year flood elevation to help protect parts of Mankato and lower North Mankato. Protection from the river does not stop water from entering through roofs, parapets, drains or below-grade floors, so each building's own water history still matters.

Mills, warehouses and Mankato stone

The city's study describes a building boom of mills and warehouses along the riverfront in the 1870s, and it calls the Hubbard Mill an enormous structure on that riverfront. Large older industrial buildings often combine wide flat roofs, aging electrical service and heavy mechanical equipment. Thermal imaging suits those conditions: damp roof insulation holds heat longer after sunset, and a loose electrical connection runs hotter than its neighbors.

Local stone is part of the story too. The study describes 'Mankato stone,' a dolomite limestone sought after for its hardness and durability, and the Union Depot inventory form records rock-faced limestone on the lower walls under dark red brick. Stone and brick walls shed water well while joints and flashing stay tight, and they decay slowly and quietly when those details fail.

Quick answers

Do Mankato's flood walls mean river water is no longer a concern for a commercial building?

Flood works reduce river flooding, and the city's historic study says flooding since the dykes and walls were built has been minimal. They do not stop water from entering through roofs, walls, drains or basement floors, and the 1965 flood damaged sixty-two businesses before the walls existed. What a given building has been through is a separate question from what the river does.

What tends to show age first in an older Front Street storefront building?

Cornices, upper windows and storefronts. The 1980 inventory form for North Front Street describes patterned brick cornices, arched second-story windows, and many altered storefronts and window infill. Remodeling can change how water and weight move through a wall, which is why buyers and lenders want a clear, independent picture of a building's condition before they commit.

Why would thermal imaging matter for an older mill or warehouse?

Thermal imaging uses an infrared camera to show temperature differences the eye cannot see. On a large flat roof, damp insulation holds heat longer after sunset than dry insulation. On electrical equipment, a loose or overloaded connection runs hotter than its neighbors. Both can exist before any stain or outage appears, which suits big, older buildings like Mankato's riverfront mills.
