Commercial buildings in and around North Mankato
Belgrade Avenue's early-1900s downtown
North Mankato's central business district follows Belgrade Avenue. The city's 2023 comprehensive plan describes it as mostly one- and two-story buildings, many from the early part of the 20th century, in various states of physical condition. Some can accommodate modern uses, the plan says, while others remain vacant.
The same plan notes that numerous single-family homes along Belgrade Avenue have been converted for commercial use, and that upper levels of some buildings are used as apartments. A house turned into an office, or apartments above a shop, was laid out for different loads, wiring and room sizes than a purpose-built commercial building. The plan also records major development on both the north and south sides of the 200 block, and notes that several modern buildings are mixed in among the older ones.
Northport Industrial Park and the Highway 14 side
The North Mankato Port Authority began developing the North Port Industrial Park in 1993, and the plan counts 25 industrial buildings there. The park sits on Lookout Drive next to Highway 14. An interchange at Highway 14 and CSAH 41, finished in 2013, added access, and the city expects most of its future economic development to occur in the park. The plan says manufacturing provides 42.2 percent of all jobs in North Mankato.
Plants and warehouses like these carry wide roofs, loading areas, and mechanical and electrical equipment that can run for years without attention. On Webster Avenue, the plan says, businesses depend on Highways 169 and 14 for truck deliveries and servicing, and a hotel sits next to light industrial uses built around trucking, shipping and vehicle repairs. Mixed neighbors like these make roofs, pavement and shared drainage as important as the building shell.
Lower North Mankato behind the floodwalls
Mankato's historic context study says the greatest damage in the 1951 flood occurred in North Mankato. Flood protection for the two cities includes floodwalls and a section of Highway 169 raised in 2018, which MnDOT says aids flood protection for portions of Mankato and lower North Mankato. In 2011 coverage of high water, the Associated Press reported that North Mankato begins 24-hour patrols of the floodwalls when the river reaches 22 feet.
Property behind flood protection can still have a water history. Roof drains, basements, sump pumps and storm sewers matter even when the river stays in its banks, and how a building came through past high-water years is part of its record.
