Old buildings and the 1904 cyclone

Waconia was large enough to be incorporated as a village by 1880. On August 20, 1904, a large cyclone hit. The Carver County Historical Society says buildings all over town, homes and businesses, were seriously damaged or destroyed, the Sherman House Hotel lost the whole front of its building, and a hardware store was completely demolished. The wooden City Hall came down too. MNopedia puts it simply: the storm damaged the town, but residents rebuilt.

A state historic-properties inventory from the late 1970s lists buildings on Waconia's main commercial street that are older than the storm. It describes the Mock Cigar Factory and House, built in the mid-1870s, as a significant and well preserved architectural element on Waconia's main commercial street. As originally designed, the factory was a one-story false-front, clapboarded building on a stone foundation, joined by a common wall to a two-story Italianate wood-frame house. The Mock family manufactured cigars from the mid-1870s until the 1910s. A second inventory form places the Charles Maiser House, a two-story wood-frame building of about 1875, on the eastern fringe of the same commercial street.

Wood-frame buildings on stone foundations are a specific kind of old commercial building. Where wood meets stone, moisture works slowly, and a false front rises above the roofline and takes weather on both faces.

A National Register nomination describes Waconia City Hall, completed in December 1909, as a two-story building with a full basement under the entire building and an exterior facade executed in red Menominee brick, and notes that alterations in 1952 included a new front facade. A January 1984 Waconia Patriot headline listed by MNopedia reads that work began gutting the old City Hall for a 13-unit elderly housing project. Civic and commercial buildings converted to new uses carry old wiring and plumbing into new roles.

A lake-resort town and its water levels

Waconia sits on the south shore of Lake Waconia and has long been a tourist destination. The town became a popular summer destination in 1884, and there were many hotels within the town limits.

A lake town means lake levels. A June 5, 2019 article reported that Carver County issued slow, no-wake restrictions for Lake Waconia, Lake Bavaria and Reitz Lake, effective immediately. The county's table listed Lake Waconia at 963.4 feet on May 30 and June 3, against an ordinary high water level of 963.1, and at 963.6 in 2014. Water that stays high puts pressure on basements, sump systems and shoreline walls, and it makes drainage a question for any building near the water.

Growth, a hospital and an industrial park

Waconia grew from 6,814 people in the 2000 census to 10,697 in 2010, making it one of the three largest cities in Carver County. MNopedia lists Ridgeview Hospital and an industrial park among its businesses and attractions. The Metropolitan Council's forecast table shows estimated employment in the city at 7,325 in 2018 with a forecast of 10,200 by 2040.

Hospital and light-industrial buildings bring specialized systems into the stock: large rooftop units, backup power and process equipment. In a building like that, the electrical rooms and rooftop units carry the load, and a thermal camera reads surface temperature, so an overloaded connection or a struggling motor stands out against its neighbors.

Quick answers

What historic buildings are documented in Waconia?

State inventory forms from the late 1970s describe buildings of the mid-1870s on or at the edge of the main commercial street, including the Mock Cigar Factory, a one-story false-front building on a stone foundation, and a two-story Italianate house. A National Register nomination also describes the City Hall completed in 1909, with an exterior facade executed in red Menominee brick.

Did the 1904 cyclone change Waconia's downtown?

The Carver County Historical Society says buildings all over Waconia, homes and businesses, were seriously damaged or destroyed, with one hotel losing its whole front and a hardware store demolished. The wooden City Hall was among those demolished, and MNopedia says residents rebuilt.

Does Lake Waconia's water level matter for commercial property?

Carver County put slow, no-wake restrictions on Lake Waconia in June 2019, and its table listed the lake at 963.4 feet against an ordinary high water level of 963.1, with 963.6 in 2014. Properties near the shore deal with groundwater and drainage that follow the lake, so basements and sump systems matter most in wet years.
